In a very speculative London property market, with seemingly ever increasing prices, Diamors has the ambition to balance the equation between the price and the quality of the accommodation we provide.
Positioned at the summit of the student accommodation market, you are ever more numerous in choosing our services which can be explained by three factors:
1. Quality of Accommodation:
The condition of our properties is explained by our constant effort in maintaining them in good state, partly by the process of annual renovation which we use for properties considered in need of refreshment.
2. Customer care:
Is our priority and consists of the ready availability of our agents and in bringing appropriate solutions to your needs.
3. Price policy:
On the 1st of February 2007, the bank of England raised interest rate for the first time in the year by 0.25% which raised our mortgage repayments.
With an already expensive property portfolio, we encountered a new rise in rates during the second semester of 0.25% on the 5th July of 2007. This second rise particularly affected us as our repayment on our loans had risen by 0.50%.
The crisis in the sub-prime market, started in 2006 by the crash of mortgages in the United-States then revealed in February 2007, developed into a global financial crisis in summer 2007 and weakened the British financial system involving a run on the Northern Rock - 8th bank in England, 5th largest mortgage lender in the UK.
To remedy this situation, never seen at such a level since the 19th century, the Bank of England announced a cut in interest rates of 0.25% on the 6th December 2007, taking effect 2nd of January 2008.
Despite this rise and fall in rates which impact directly on us, we have kept our prices unchanged for our clients whilst compensating this fact by acting on the price of very short visits. This explained the relatively high cost of visits of one day to 14 days during 2007.
Selection and location of accommodation
The following criteria are used to select rigorously the areas and locations of our properties:
- Proximity to commercial zones
- Quick access to transport links
- Speed of access to central London for accommodations in the peripheries
With an ever increasing number of reservations related to, in part, partnerships between educational institutions and ourselves and various appearances in forums and expositions, our development accelerated following our model of growth in areas where our presence is less and reinforced in areas where we already have significant presence.
